This Privacy Policy explains how rsmcre.com (the "Site") — operated by Ryan S. McDonald, licensed real estate broker associate with SVN Commercial Advisory Group — collects, uses, and protects information about visitors. I respect your privacy and have built this Site to collect as little personal information as possible.

When you submit one of the contact or inquiry forms on this Site — "Book a Strategy Call," "Get a Free Opinion of Value," "Deal Comp Review," "Daily Brief Signup," or "Off-Market Buyer Intake" — the form collects only the information you choose to enter, which may include:
- Your name and email address
- Your phone number
- Information about your real estate situation, goals, asset type, geography, budget, or 1031 exchange timeline
- Any free-text notes you include
You can choose what to share. Form fields aren't required to access the rest of the Site.
Information collected automatically
Like most websites, basic technical information may be logged when you visit — such as your approximate location (derived from IP address), browser type, device type, and the pages you view. This data is used for security, performance monitoring, and aggregate analytics only. It is not used to identify individual visitors.
2. How I Use Your Information
Information you submit through forms is used to:
- Respond to your inquiry directly
- Send you the content you requested (such as the Sarasota CRE Daily Brief)
- Match off-market deal opportunities to your stated criteria, when applicable
- Follow up about commercial real estate matters relevant to what you asked about
I do not sell your personal information. I do not share it with third parties for advertising or marketing. I do not enroll you in unrelated mailing lists.
3. Third-Party Services Used by This Site
To deliver the Site's functionality, rsmcre.com uses a small number of third-party services. Each one receives only the information necessary for its specific function:
Buildout (commercial property listings)
The "My Current Listings" and "Properties" sections of this Site display inventory through an embedded widget from Buildout, Inc., a commercial real estate listings platform.
Buildout's embed sets its own cookies inside its iframe and may collect usage data about visitor interactions with the listings widget. These cookies are controlled by Buildout, not by rsmcre.com, and are governed by Buildout's own privacy policy and cookie consent banner (which appears within the listings widget itself).
I do not receive, store, or have access to data Buildout collects through its embed. For details on what Buildout collects and how it's used, see Buildout's Privacy Policy.
Netlify (website hosting and form processing)
This Site is hosted on Netlify, which processes form submissions and stores them securely on Netlify's servers. Netlify may set basic technical cookies necessary for the Site to function. See Netlify's Privacy Policy.
Resend (email delivery)
When you submit a form, a confirmation email is sent to your address through Resend, a transactional email service. Resend processes only the email address and content needed to deliver the message. See Resend's Privacy Policy.
Anthropic (Claude AI)
Blog posts and the AI-summarized news insights on this Site are generated using Anthropic's Claude API. The API is called server-side using publicly available source material (such as RSS feeds for news) and topic prompts I provide. No visitor data is sent to Anthropic. See Anthropic's Privacy Policy.
4. Cookies
rsmcre.com itself does not set tracking cookies, advertising cookies, or analytics cookies. The Site does not use Google Analytics, Facebook Pixel, or similar trackers.
The only cookies that may be set when you visit are:
- Strictly necessary cookies from Netlify, used for basic site delivery and form security. These cannot be disabled without breaking core functionality.
- Buildout cookies, set inside the embedded listings widget. As explained above, these are controlled by Buildout, not by me. Buildout's cookie consent banner appears within the listings widget and gives you the choice to accept or decline.
5. Data Retention
Form submissions and inquiries are retained for as long as reasonably necessary to respond to you, fulfill the purpose for which they were collected, or as required by law. You may request that I delete information you have submitted by contacting me at the address below.
6. Your Rights
Depending on where you live, you may have the right to:
- Request a copy of the personal information I have about you
- Request correction of inaccurate information
- Request deletion of your information
- Opt out of communications at any time (every email I send includes an unsubscribe option, or you can reply to any message asking to be removed)

This Site is intended for adults engaged in commercial real estate matters. I do not knowingly collect information from anyone under the age of 13. If you believe a child has submitted information through this Site, please contact me and I will delete it promptly.

I take reasonable steps to protect information you share through this Site, including using HTTPS encryption for all traffic and storing form submissions on secure infrastructure. However, no method of internet transmission or electronic storage is 100% secure. I cannot guarantee absolute security.

I may update this Privacy Policy from time to time as the Site evolves or as legal requirements change. The most current version will always be posted on this page with an updated effective date. Material changes will be reflected with a clearly updated date at the top of this page.
