The Florida market is still growing — but the cost of ownership, debt, and compliance has reset dramatically. Here's what every owner and investor needs to understand right now.
Florida remains the most climate-exposed large CRE state in the U.S. High deductibles, tighter underwriting, and mandatory flood/wind capex are no longer one-time events — they're recurring line items that compress NOI every year. Owners without a mitigation strategy are watching their DSCR erode quietly.
Loans originated at sub-4% rates in 2021–2022 are hitting maturity in a 6–7% environment. Owners who wait to model their options are losing negotiating leverage with lenders. The window to refinance proactively — before Q4 pressure peaks — is closing. This is the single most important balance-sheet issue in Florida CRE right now.
Capital is available — but it's highly selective. Buyers remain disciplined and sellers are reluctant to fully mark down assets, creating a widening gap between best-in-class and everything else.
